The festering, community-wide disgrace that is the southwest corner of W. Broadway and West Boulevard is poised to finally take a step toward resolution tomorrow. That’s when the Planning and Zoning Comission will hear a request by the owners of the Great Hang-Ups building to rezone the property from R-1 (residential) to C-P (planned business). My largely ignorant guess is that the request will be approved, but given the delays they’ve had, who knows?
What I do know is that the property – one business and three residential rental structures – is listed at $450,000 today and will jump significantly the second the gavel falls, whenever that may be. I also know that buying the property is just the first of many headaches that await the new owner. Having toured the structures a month ago I can state for certain that all four buildings either need tearing down now or will very soon. It’s a shitshow over there, and nobody in their right mind would pour much money into these listing, beleaguered structures. To make matters worse the current owners will close the frame shop (i.e., cease paying rent) as soon as the property is sold. So it will require someone with deeper pockets than mine to realize the potential that exists at that corner beneath the decades of wear, tear and neglect.
Someone buy this thing and build a neighborhood-friendly pub or osteria/coffee shop…office space on the second floor. Pleeease.
